Located in the heart of Washington, DC's NoMa neighborhood, Armature Works is an award-winning, transit-oriented mixed-use development spanning 1,007,717 square feet across three adjacent 12-story towers. Positioned within the emerging 3rd Street District and steps from the NoMa-Gallaudet Metro station, Union Market, Amtrak, and regional transportation networks, the project creates a vibrant urban destination that integrates hospitality, residential, retail, and public spaces.
The development is anchored by The Morrow Washington, a 203-key luxury boutique hotel featuring 10,000 square feet of meeting and event space, a signature restaurant, and a rooftop venue with expansive city views. The remaining towers include approximately 200 condominium units, 450 apartment residences, 50,000 square feet of ground-floor retail, extensive amenity spaces, and public and private parking facilities.
Constructed immediately adjacent to active rail infrastructure, the project required complex site coordination, including an 800-foot-long retaining wall along the railroad right-of-way. The cast-in-place concrete structures contribute to a dynamic, walkable neighborhood that has been recognized with multiple industry awards, including honors for mixed-use planning, hospitality design, transit-oriented development, and residential excellence.
